Management and consulting for small renovations in São Paulo: the right contractors, supervised by a personal organizer
Painter, electrician, plumber and handyman, each with their own schedule and their own delays. Silvana recommends the professionals, gathers the quotes, sets the order of the jobs with the building and follows each stage in your home. When the last contractor leaves, she hands the space back clean and organized.

Renovation supervision, repair management or home maintenance?
Renovation supervision, small renovation management, home repair coordination and home maintenance are names people use for the same need: someone trustworthy who clears the pending repairs without the resident having to coordinate each professional. In São Paulo, Silvana Organizer handles this for apartments and houses, from the quote to the organized home, on jobs that need no engineer or architect, in English.

Do any of these sound familiar?
Three quotes requested, one contractor who never replied and another who disappeared after the deposit.
Work days lost waiting for the painter who said 8 a.m. and showed up at 11.
A repair list that keeps growing: loose outlet, dripping faucet, dark grout, a door that will not close.
Front desk, building manager and building-rule hours to juggle against each contractor’s schedule.
The job is done, and the whole home is covered in dust, with furniture out of place for weeks.
What changes with an organizer managing your renovation
In a small renovation, the work nobody sees is the coordination: deciding who comes first, checking what is finished, clearing the front desk and putting the home back together afterwards. Silvana takes on that part, and you keep only the decisions.
One person handles it all
You talk to Silvana, and she talks to the painter, the electrician, the plumber and the front desk.
Progress with photos
Silvana checks each stage on site and sends you photos to approve, even when you are away.
Transparent quotes
You hire and pay each contractor directly, with the proposals compared side by side.
Home organized at the end
She protects the furniture before the work and puts every item back when it is done.

When does a renovation need an engineer or architect?
Any work that affects the safety of the building needs a licensed professional signing off as technical lead (ART or RRT in Brazil) and a renovation plan submitted to the condominium before it starts. These cases are outside small renovation management:
- Removing, opening or building walls
- Replacing the flooring or wall tiling of the entire apartment
- Creating or moving electrical, plumbing or gas points
- Work on the facade, windows, waterproofing or structure
If your project is that size, Silvana steps in before and after it: she organizes and packs the home so the work can start and, at the end, handles the post-renovation organization. For built-in cabinetry, cabinetry consulting helps get the design right before it is built.
How managing your renovation works
The process has four stages: a visit with the repair list, quotes and schedule, close supervision during the work and the final walkthrough with your home organized. You approve each decision, and Silvana makes it happen.
Initial consultation and repair list
Silvana walks through the home with you, notes every pending job and confirms what fits a small renovation and what would need an engineer or architect.

Quotes and schedule
She calls the contractors, gathers the proposals, compares them with you and sets the order of the jobs so one professional does not get in the way of another.

Close supervision
Before work starts, Silvana protects the home. Then she meets the contractors, checks the quality of each stage and sends progress updates with photos.

Final walkthrough and home ready
At the end, she does the final walkthrough with you, coordinates the cleaning and puts every item back in its place, with the home’s organization restored.

Moving, and the new property needs painting and repairs first? Repair management fits into the Casa Pronta™ Method: the jobs are finished before the moving truck arrives, and you walk into a home ready to live in.
Frequently asked questions
Who hires and pays the contractors?
You do. Silvana recommends the professionals, requests the quotes, compares the proposals with you and negotiates the scope, but the contract and payment for each contractor stay directly between you and them. Silvana’s investment covers only the management. That way you know how much goes to each job and pay no hidden markup.
What kind of renovation does Silvana manage?
Small renovations and repairs that do not touch the structure or the building systems of the property: painting, replacing outlets, showers and light fixtures, fixing leaks, regrouting, wallpaper, installing shelves, curtains and brackets, cabinetry adjustments and the cleanup afterwards. The goal is to clear your home’s repair list in one go.
What if my renovation needs an engineer or architect?
Work that removes walls, replaces the flooring of the whole apartment, moves electrical or plumbing points or touches the gas line requires a licensed professional who signs off as technical lead, under the Brazilian ABNT renovation standard. That kind of work is outside this service. If that is your case, Silvana tells you at the assessment and can organize the home before and after the work.
Do I need to be home while the contractors work?
Not every day. Silvana arranges access with the building’s front desk, meets the contractors on the key days and checks each stage before you approve it. On the other days, you get photos and progress updates on WhatsApp. If you work outside the home or travel, you can follow the renovation without leaving your commitments.
Do you handle the building’s authorization?
Silvana organizes what the condominium requires for small jobs: notifying the building management, registering the contractors at the front desk and keeping to the hours set in the building rules. She also checks that the agreed work still stays within what needs no technical lead, so you get no surprise from the building manager halfway through.
What happens to my home during and after the work?
Before the first contractor walks in, Silvana protects furniture and floors and moves anything that could get dirty or break out of the way. When the last job is done, she coordinates the cleaning and puts every item back in its place, with the home’s organization restored. You get the space back ready to use, with no dust and no scattered boxes.
Which areas of São Paulo do you serve?
Silvana serves the city of São Paulo and surrounding areas, focusing on neighborhoods in the south and west zones such as Moema, Vila Nova Conceição, Itaim Bibi, Jardins, Pinheiros and Perdizes. Because she follows each renovation closely, she takes on only a few projects at a time. Message on WhatsApp to confirm availability. Service is available in English.
